Why are Malibu homeowners switching to smart locks?
Most calls we get about smart locks start the same way. Someone is tired of hiding a key, handing out copies, or driving back to let a guest in. A keypad or app-controlled deadbolt solves that: you give out a code, you take it away again, and nobody has to hunt for a lockbox or a spare under a flowerpot. Malibu adds its own reasons. Many houses here are second homes or rentals, many sit at the end of long drives or up canyon roads, and plenty of owners want to let a housekeeper, contractor or guest in without standing at the door.
The catch is that a smart lock is still a lock first. It has to fit the door, throw a solid bolt into a properly aligned strike, and survive the weather on the outside. The electronics are the easy part. The door, the latch and the finish decide whether the installation still works in year five. That is what a locksmith for smart locks is for: not just mounting hardware out of a box, but checking everything the hardware depends on.
This page covers smart lock installation, setup, troubleshooting, repair and replacement in Malibu. If all you need is a standard mechanical lock with no electronics, our deadbolt installation page is the better fit.
Which kind of smart lock fits your door?
'Smart lock' covers several different products, and the names get blurred in store listings. Here is how we sort them when we talk with you.
None of these is automatically better. We ask how many people use the door, whether you are often away, whether you want guest codes that expire, and what smart-home gear you already own. Then we recommend. If the honest answer is a keypad deadbolt and nothing else, we will say so.
- Keypad lock installation (keyless entry): a code pad outside and a thumbturn inside. No phone or Wi-Fi needed. It is often the simplest and most dependable choice, especially if you don't want another app to manage.
- Bluetooth lock installation: the lock talks to your phone when you are nearby. Battery life is usually good and there is less to go wrong online, but you can't control it from far away unless you add a bridge.
- Wi-Fi lock installation: the lock joins your home network so you can lock, unlock and issue codes from anywhere. It is more convenient, but it draws more battery and depends on your router and signal at the door.
- Hub-based electronic locks: models built to work with a wider smart-home system. These make sense if you already run one and want the door to be part of it.
- Retrofit smart deadbolts: units that mount over the inside of your current deadbolt, so the outside keyway stays as it is. Other models replace the entire lock. Which one suits you depends on the door and the existing hardware.
- Fingerprint and combination models: some digital door locks add a fingerprint reader or other entry method. They are worth considering for households that want key-free entry without remembering a code.

Call (213) 577-1366How do we install a smart lock, step by step?
A good installation is mostly preparation. Here is the order we work in, whether it is a single keypad deadbolt or a Wi-Fi lock tied into a larger system.
- Talk through how the door is used: who needs access, whether you want remote control, and which phone and home system you use.
- Inspect the door itself: thickness, bore holes, backset, edge condition, signs of swelling or warping, and whether it closes properly without being pushed or lifted.
- Check the strike plate and frame. If the bolt does not slide in freely, we realign it, because a motorized lock that fights a binding bolt drains batteries and fails early.
- Remove the old hardware and fit the new lock, using adapter or filler plates where existing holes don't match the new lock.
- Pair and configure the lock: the app, Wi-Fi or hub connection, your own administrator code, individual user codes, and auto-lock settings.
- Test everything: lock and unlock cycles with the door open and closed, the key override, the app, and how the lock behaves when the battery runs low.
- Walk you through it: how to change codes, replace batteries, and what happens if your phone dies, and make sure you know who owns the app account.
What affects the cost of smart lock installation?
We don't post numbers on a web page, because the real cost depends on things we can only see at the door. These are the factors that move it:
The usually more economical route is a well-made keypad deadbolt on a door that already closes properly, rather than a feature-heavy lock on a door that needs repair first. We will tell you when extra features won't earn their keep. Call (213) 577-1366, describe the door and what you want, and we will walk through what applies to your situation.
- The lock itself: keypad-only, Bluetooth, Wi-Fi, fingerprint, and the build quality and finish of each.
- Door preparation: whether it is already bored for a standard deadbolt or needs modification.
- Door and frame condition: swelling, sagging hinges, corrosion, or a misaligned strike that has to be corrected.
- The number of doors, and whether you want locks keyed alike or matched to existing keys.
- Network and system setup: connecting to a router or hub is quick for some homes and fiddly for others.
- Timing and location: after-hours service and the drive to a canyon or beachfront address.
How do salt air and fog affect smart locks in Malibu?
Malibu sits in a true coastal microclimate. The persistent marine layer, fog and salt air corrode locks, hinges and other exterior metal noticeably faster than inland, and the damp swells wood doors. A smart lock adds a second weak point to that: moisture finding its way into battery contacts, keypads and exterior housings.
That changes how we choose and fit hardware here. A few principles we follow:
Oceanfront houses along Pacific Coast Highway are the hardest on hardware. If a deadbolt or its hinges are already corroded, bolting a smart lock onto them wastes your money. In that case we replace the worn parts or handle lock repair first, then install the electronics.
There is a safety angle too. Canyon mouths channel hot, dry Santa Ana winds that drive wildfire risk, and in any outage or hurried departure you want a lock that works on batteries and still has a physical key behind it. We would not set up a front door that depends entirely on a cloud service.
- Choose corrosion-resistant finishes and housings made for outdoor exposure, not indoor-only models that happen to fit.
- Where possible, keep the electronics on the inside of the door and leave only a keypad or keyway outside.
- Keep the mechanical key override working, and use it now and then so it does not seize unnoticed.
- Check the hinges. A door that sags because of corroded hinges misaligns the bolt and makes any motorized lock struggle.
- Adjust the bolt and strike for swollen wood doors, since fog-season swelling is when many smart locks start to jam.
- Replace batteries on a routine, and look at the contacts for green or white residue when you do.

Call (213) 577-1366Where do smart locks make sense around Malibu?
Malibu is not one kind of neighborhood, and the right smart lock changes with the setting. We work across ZIP codes 90265 and 90263, about 17 miles from our Westwood storefront at 10740 Wilshire Blvd, with mobile vans to reach you. Here is how it plays out in different parts of town.
Beachfront and gated areas. In Malibu Colony, Carbon Beach and Broad Beach, houses sit close together and exposed to salt air, and the Colony itself is guard-gated. A smart lock on the front door is separate from the guard gate, so we only deal with your door. Beach house lockouts in the Colony and on Point Dume are a common call, and a keypad means a forgotten key stops being an emergency. If you are already locked out, start with our house lockout service and we can talk about a keypad afterward.
Canyon estates. Latigo Canyon, Corral Canyon, Trancas Canyon and the gated Serra Retreat enclave are mostly large lots with long approaches. Gate and keypad service for canyon estates off Latigo and Corral Canyon roads is something we see regularly. A smart lock on the house lets you admit a contractor or housekeeper without driving up to do it. The driveway gate is separate hardware, though, and if it is the problem, gate lock repair is the service you want.
Rebuilt homes. The 2018 Woolsey Fire and the January 2025 Palisades Fire on the city's eastern edge mean a meaningful share of Malibu homes are recent rebuilds with new door and lock hardware. Lock installation on homes rebuilt along the eastern Malibu coast is a scenario we expect to keep seeing. A rebuild is the easiest time to choose smart hardware, because doors can be prepared for it before the finish goes on. A newly hung door is often straightforward, but we check the prep rather than assume.
Mobile-home communities. Paradise Cove and Point Dume Club have long-standing mobile homes, and door construction there can differ from a conventional house. We measure and inspect first, then recommend a lock the door can actually take, often a retrofit model.
Vacation rentals near Zuma Beach. Expiring guest codes and no key handoffs are the main appeal. If you manage short-term stays, see our vacation rental locksmith page for how that side of the work fits together.
What about smart lock repair, troubleshooting and replacement?
Plenty of our smart lock calls are not new installs. People already own the lock and it has started misbehaving. Here are the problems we see most often when troubleshooting.
Repair or replace? If the mechanical parts are sound and only a keypad or circuit is failing, repair is sometimes possible, depending on the model and whether parts exist. If the electronics are failing in an older lock that has spent years in salt air, replacement is often the more sensible move. We will tell you which applies, including when it is simply time to start over. If access has changed, such as a new tenant, a former contractor or a separated partner, we can also rekey the mechanical cylinder during the same visit.
- Slow or weak motor: usually low batteries, corroded contacts or a bolt that drags in the strike.
- Keypad buttons that don't register: moisture, wear, or dirt behind the pad.
- App won't connect: often after a router change or phone update; re-pairing normally fixes it.
- Lock jams halfway: typically door alignment or a swollen door rather than the lock.
- Auto-lock fires but the bolt doesn't fully extend: the door isn't closing square to the strike.
- Codes stop working after a battery swap: the lock's clock or memory needs resetting.

Call (213) 577-1366Why call Wilshire Lock & Key for smart lock work?
We have been in business since 1987, and David, the owner and lead technician, oversees the work. Smart locks are newer than that, but what makes them work is not: a door that closes true, a bolt that moves freely, and hardware chosen for where it is going to live.
We run a storefront in Westwood and mobile service vans, so the company that answers your call is the one that shows up. There is no dispatch middleman passing your job to whoever is free. The phone is answered 24 hours a day, seven days a week, year-round at (213) 577-1366, which matters when a battery dies at night.
We also try to be straight with you. If a keypad lock will serve you better than a Wi-Fi model, we will say that. If your door needs repair before any lock will behave, we will say that too. And we set up the administrator code and app account with you present, so they belong to you from the start.
What should you ask any locksmith before they install a lock?
California requires locksmith companies to hold a BSIS LCO license, issued by the Bureau of Security and Investigative Services. Ask any locksmith for their license number and check it before they start work. That applies to us and to everyone else.
A few other questions are worth asking about smart locks specifically: who sets the administrator code, whose email owns the app account, whether factory default codes get removed, and what happens when the battery dies. If you need multiple users, audit trails or many doors, for a business or a larger property, that goes beyond a single smart lock and into access control installation.
Frequently asked questions
Can you install a smart lock on my existing door in Malibu?
In most cases, yes. Most residential doors already have the holes a standard deadbolt needs, and many smart locks fit those. We check thickness, bore size, backset and how the door closes first. Swollen or sagging doors need adjustment before any motorized lock will work properly.
Will a smart lock still work if the power or Wi-Fi goes out?
Battery-powered keypad and Bluetooth locks keep working without household power. A Wi-Fi lock still works locally, but remote features stop until the connection returns. We also leave a physical key override in place, so you are never relying only on a network.
Do smart locks hold up against salt air near the beach?
They can, if the hardware is chosen with the coast in mind. We favor corrosion-resistant finishes, keep electronics on the inside where possible, and fix corroded hinges and strikes first. Salt air still shortens the life of exposed parts, so battery checks and occasional wipe-downs help.
Can I still use a regular key?
Many smart locks keep a keyway as a backup, and retrofit models leave your original deadbolt in place. Some models have no keyway at all. If you want a physical key option, tell us at the start so we choose accordingly.
Is a keypad lock or a Wi-Fi lock better for me?
It depends on how you live. A keypad lock is simple and doesn't need your phone or router. A Wi-Fi lock lets you manage the door from anywhere, which suits second homes and rentals. We ask a few questions about your use and recommend one, even if it's the simpler option.
Can you set up smart locks for a vacation rental with guest codes?
Yes. Keypad and app-controlled locks can issue separate codes and remove them when a stay ends, so there are no keys to hand off. We configure the lock, set your administrator access, and show you how to manage codes yourself.
Can a smart lock be hacked?
Any connected device carries some risk, and we won't pretend otherwise. You reduce it with a strong administrator code, a secure Wi-Fi password, regular firmware updates, and removing default codes. Keypad-only and Bluetooth-only locks have less online exposure than Wi-Fi models.
How much does smart lock installation cost?
It depends on the lock model, the condition of the door and frame, how many doors there are, how much network setup is involved, and when and where we are called out. We don't quote figures online. Call (213) 577-1366 and we'll explain what would apply to your door.
Do you handle smart lock installation at night or on weekends in Malibu?
Our phone is answered 24 hours a day, seven days a week, year-round at (213) 577-1366. Malibu is about 17 miles from our Westwood storefront, and our mobile vans serve the city. When you call, we will tell you what to expect for your address.
