What does smart lock installation involve for a Santa Monica home?

A smart lock replaces the mechanical heart of your door lock with one that also accepts a code, a phone, or both. Some are simple keypad deadbolts with no wireless at all. Some use Bluetooth to talk to your phone when you are near the door. Others connect through Wi-Fi, either directly or through a small bridge, so you can lock, unlock and check the door from anywhere. Installation is more than swapping hardware. The door has to be prepared correctly, the lock has to sit square so the bolt throws freely, and the electronics have to be set up so they behave the way you expect when you are standing outside with your hands full.

People call us for different reasons. Some are tired of hiding a key under a planter. Some have a family member who keeps losing keys. Some want to give a cleaner or dog walker a code that can be deleted later, instead of handing out a copy of a key that never comes back. Others have an old lock that is wearing out and figure it is time for something newer. A smart lock is a good fit for some doors and a poor fit for others, and we will tell you which one you have rather than sell you whatever is on the shelf.

This page covers keyless entry, keypad, electronic, digital, Bluetooth, Wi-Fi and app-controlled locks. If what you really want is a conventional new lock with a key, our lock installation page is the better starting point.

Which kind of smart lock is right for your door?

There is no single best smart lock. The right one depends on the door, the people using it, and how much you want to rely on your phone and your internet connection. Here is how the main types differ in practice.

  • Keypad lock (keyless entry): you enter a code on the door. No phone needed, which suits households with kids, guests or anyone who does not want an app. It runs on batteries, so you need to pay attention to them.
  • Bluetooth lock: your phone unlocks the door when you are nearby. There is no internet involved, so fewer things can go wrong, but you generally cannot lock or unlock from across town.
  • Wi-Fi lock: you can lock, unlock, add or delete codes and see activity from anywhere. It depends on your router, and it tends to use batteries faster than a Bluetooth-only model. Some need a separate bridge plugged in near the door.
  • Retrofit smart deadbolt: this replaces only the inside part of your existing deadbolt and keeps the original outside cylinder and key. It is often the easiest option to reverse, which matters if you rent.
  • Full smart deadbolt or lever replacement: the whole lock is swapped. This is the cleaner route when the existing lock is worn, corroded or mismatched to the door.

What decides whether a smart lock will work well on your door?

Most smart lock problems we see are really door problems. A lock motor has to push a bolt into a strike plate, and if the door sags, swells or does not line up, the motor strains, the batteries drain and the lock eventually fails to throw. So before we recommend anything, we look at the door thickness, the bore holes, the edge prep, the strike plate and how the door actually closes.

Older wood doors and original hardware are common in beach-adjacent buildings, and they do not always have standard bore dimensions. That is workable, but it can change which lock we recommend. We also think about who uses the door, whether your Wi-Fi signal reaches it, and whether you want a physical key as a backup. We almost always suggest keeping one. If you only want a new keyed deadbolt without the electronics, our deadbolt installation service covers that.

How we install and set up a smart lock, step by step

Here is how a typical visit goes, whether we are at a house, a condo or an apartment door.

  1. You call (213) 577-1366 and tell us about the door, the lock that is on it now, and what you want the new lock to do. Day or night, a person answers.
  2. We look at the door in person: thickness, bore holes, edge prep, strike plate, and whether it closes and latches without a push or a lift.
  3. We confirm the lock choice. If you already bought one, we check that it fits your door and your needs before anything is drilled or cut. If you have not, we explain the realistic options.
  4. We remove the old hardware and make any needed adjustments to the door or strike so the bolt moves freely.
  5. We mount the lock, align the bolt and test the throw with the door open and then closed.
  6. We set up the electronics: batteries, the administrator code, user codes, the phone app pairing, and the Wi-Fi connection if the lock uses one. You choose settings like auto-lock.
  7. We walk you through how to add and delete codes, what low-battery warnings look like, and where the key override or emergency power point is, if your lock has one.
  8. We test the lock repeatedly before we leave, so you are not the first person to find a problem.

What affects the cost of smart lock installation?

We do not quote a flat figure for smart locks, because the job varies a lot from door to door. These are the factors that actually move the cost.

  • The lock itself. Smart locks span a wide range of build quality and features, and the lock is often the largest part of the total.
  • Whether you supply the lock or we do. If you bought one yourself, we check compatibility first.
  • The condition of the door. A door that needs boring, edge work, a new strike or a sag correction takes more time than a clean, standard prep.
  • The number of doors. Setting up several locks in one visit is generally more efficient than coming back repeatedly.
  • Wi-Fi extras. A bridge, router placement or linking to other smart home devices adds setup time.
  • Retrofit versus full replacement. A retrofit or keypad-only lock is usually the more economical route compared with a full Wi-Fi deadbolt on a door that needs work.
  • Timing. Work outside normal business hours can cost differently from a scheduled daytime visit.
  • Related work such as rekeying the outside cylinder or adding a deadbolt where there is none.

Smart lock installation in Ocean Park, Wilmont, Sunset Park and the rest of Santa Monica

Santa Monica has its own conditions, and they change how we approach a smart lock. Start with the air. The marine layer and salt air corrode exterior locks, hinges and gate hardware faster than they would inland, and wood doors near the beach swell in damp months. Replacing salt-air-corroded exterior locks on beach-adjacent Ocean Park buildings is routine work, and it is a natural moment to move to a smart lock. But we deal with the door first. If the hinges are corroded or the door has swollen so it binds, a new motorized lock will just inherit the problem. This is maintenance, not an emergency, so there is time to do it properly.

In Wilshire-Montana (Wilmont) and Mid-City, many of the buildings are mid-century apartment buildings. Most Santa Monica residents rent, and many buildings fall under the city's rent-control rules. If you are a tenant, read your lease and talk to your landlord before changing the lock on your unit door. A retrofit smart deadbolt that keeps the existing outside cylinder is often the easiest way to add keyless entry in a way that can be undone. We are not lawyers and cannot advise on your rights, but we can install whatever you and your landlord agree on.

In Sunset Park and Ocean Park, the 1920s to 1940s bungalows and Spanish-style homes often still have original hardware and older wood doors, and many have side gates and garages that matter to the way people come and go. A keypad lock on the front door is a common upgrade there, and we can tell you honestly whether an older door will hold one. North of Montana, the larger Craftsman and traditional homes tend to have heavier solid doors that carry a smart deadbolt well once the prep is right. Condominium buildings along the Ocean Avenue and Wilshire corridors may have rules about unit door hardware, so check with your building before you buy anything.

We serve all five Santa Monica ZIP codes, 90401 through 90405, from our storefront at 10740 Wilshire Blvd in Westwood, about five miles away, with mobile vans that come to you. Whichever neighborhood you are in, the work is the same: check the door, choose the right lock, install it square and set it up so it works every day.

Smart lock not working? Troubleshooting, repair and replacement

We install smart locks, and we also work on ones that have started to misbehave. Smart lock troubleshooting usually comes down to a short list of causes, and many are cheap to rule out before anyone talks about replacing the lock.

  • Batteries. This is the most common cause of a lock that is slow, noisy, erratic or dead. Fresh batteries of the right type often fix it.
  • Door alignment. If you have to lift or push the door to lock it, the motor is fighting the strike plate. The fix is on the door, not in the app.
  • Wi-Fi changes. A new router, a new password or a moved bridge can disconnect a lock that was working fine.
  • App or phone updates. Sometimes a lock needs to be re-paired after a phone change or an update.
  • Worn keypad or buttons. Heavily used keypads wear, and in coastal buildings, moisture and salt can speed that up.
  • Corrosion. Salt air can attack exterior parts and wiring contacts near the beach.

When repair makes sense and when replacement does

If the problem is alignment, batteries or settings, a visit for lock repair is usually all it takes. If the lock has failed internally, the keypad is worn out or the finish has corroded badly, we will say so plainly and talk about lock replacement. Many smart locks are sealed units that are not designed for internal repair, and we would rather tell you that than charge you to open one up. If we cannot tell what is wrong with a particular model over the phone, we confirm in person.

What about rentals, landlords and short-term hosts?

Smart locks are popular with owners who manage more than one door. A rental unit changes hands, and a coded lock can be reset without handing over a new set of keys. If you own rental property, see our page on locksmith services for landlords. If you host guests, a keypad lock with codes you can change between stays is a common setup, and our vacation rental locksmith page covers that in more detail.

If you are really asking about controlling many doors, tracking who goes where, or managing a whole building or office, a single smart lock is the wrong tool. That is the territory of access control installation, and we will point you there instead of stretching a residential lock beyond what it is for.

Why call Wilshire Lock & Key for a smart lock?

Smart locks sit at the intersection of hardware and electronics, and that is where shortcuts show up later. Here is what we offer.

  • In business since 1987. We have seen locks and doors of every era, which matters when a new lock goes on an old door.
  • A real storefront plus mobile vans. You can reach a physical shop at 10740 Wilshire Blvd, and we come to you for the installation.
  • One company, no dispatch middlemen. The person who answers your call works for the company that sends the technician.
  • David's oversight. The owner and lead technician, David, stays involved in how we do the work.
  • Straight advice. If a smart lock is wrong for your door, or a simpler option would serve you better, we say so.
  • A phone answered 24 hours a day, 7 days a week, year-round, at (213) 577-1366.

What should you ask any locksmith before they work on your door?

California requires locksmith companies to hold a license from the Bureau of Security and Investigative Services (BSIS), called an LCO license. Ask any locksmith you are considering for that license number, and check it with the state before you let anyone work on your door. It is a fair question, and a reputable company will not mind it.

What if you are locked out of a smart lock?

A dead battery, a forgotten code or a lock that lost its connection can leave you outside. Many smart locks have a key override or a terminal for emergency power, which is one reason we suggest keeping a physical key option. If you cannot get in, call (213) 577-1366 at any hour. For an apartment door, our apartment lockout service is the right place to start, and we will try to get you in with as little damage to the lock as the situation allows.

Frequently asked questions

Can you install a smart lock that I already bought?

Yes, in most cases. Tell us the brand and model when you call. We check that it fits your door thickness, bore holes and edge prep before we start, and we tell you honestly if it is a poor match for your door.

Will a smart lock work on my older wood door?

Often it will, but older doors need a closer look. Original hardware and nonstandard bore holes are common in Santa Monica's older homes and beach-adjacent buildings. A door that has swollen or sagged needs correcting first, or the lock motor will strain and wear out early.

What happens to my smart lock if the power or Wi-Fi goes out?

Most smart locks run on batteries, not household power, so a power outage does not usually affect them. A Wi-Fi lock will lose remote features when the internet is down, but codes and keys generally still work at the door. Behavior varies by model, so we explain how yours handles it.

Are smart locks secure?

Any lock has tradeoffs. A smart lock adds convenience and the ability to change codes easily, but it also adds electronics and software. Use strong codes, keep the app updated and do not share your admin code. A lock is only as strong as the door and strike it sits in, so we check those too.

Can I put a smart lock on a rent-controlled apartment?

Check your lease and talk to your landlord first. Many Santa Monica buildings fall under the city's rent-control rules, and landlords often have their own rules about unit door hardware. A retrofit smart deadbolt that keeps the original outside cylinder is often easier to undo. We do not give legal advice.

Does salt air damage smart locks near the beach?

It can. Salt air corrodes exterior hardware faster than it does inland, and damp months can swell wood doors. Exterior keypads and finishes take the most exposure. Good installation, sound hinges and a lock suited to coastal conditions help, and checking the lock occasionally is sensible.

Do you repair smart locks, or only install them?

We do both. Many problems are batteries, door alignment or settings, which we can often sort out. Some smart locks are sealed and are not meant to be opened for repair, and in that case we will tell you replacement is the more sensible route.

Will I still have a physical key?

Usually yes, and we recommend it. Many smart locks include a key cylinder or an emergency power connection as a backup. Some keypad-only models have no key at all, and we will tell you which type you are buying before the install.

Can I get a smart lock installed outside normal business hours?

Call (213) 577-1366. The phone is answered 24 hours a day, 7 days a week. For a planned smart lock installation, a daytime visit is usually easier for everyone. If you need a door secured urgently, tell us what is going on and we will work out the best way to help.
