Why a vacation rental needs more than a one-time lock fix
A long-term tenant gets a key, uses it for a year, and hands it back. A vacation rental works the other way around. Strangers arrive every few days, a few of them will lose something, and every one of them leaves with some memory of how to get in. The lock that was fine for the owner's own use becomes equipment that gets stressed, shared and reset on a schedule.
This page is for Topanga hosts and owners who want that equipment handled properly: the smart lock that stops responding on a Friday night, the code you need to change before the next guest, the cabin that needs rekeying after a lost key, the driveway gate that won't open for a late arrival. We would rather help you set up a system that runs quietly than keep answering the same panic call. When the panic call does come, we pick up at any hour.
What actually goes wrong between guests?
Most rental lock problems fall into a handful of patterns. None of them is exotic, and nearly all of them are easier to deal with when you have planned for them.
If a guest is already standing outside with luggage, our page on house lockouts covers how we get a door open without damaging it. The list below is what we see when the issue is really about running a rental rather than a single bad night.
- A guest leaves with a physical key, or loses it on a trail, and you no longer know who holds a working copy.
- A keypad code is shared past checkout, or a cleaner, handyman or former co-host still has a code that should have been retired.
- Smart lock batteries run low, the lock stops answering the app, and a guest is stuck at the door.
- A key snaps in the cylinder, or a deadbolt starts to bind and drag.
- A wood door swells or shrinks with the season, so the latch no longer lines up with the strike and the door won't lock properly.
- A driveway gate keypad or opener stops working and nobody can get a car onto the property.
How we handle a rental lock call, step by step
Rental calls are usually time-sensitive because somebody is waiting. We keep the process simple and we explain each decision as we go, because you are the one who has to live with the setup afterward.
- You call (213) 577-1366. Tell us the type of property, the lock brand if you know it, whether a guest is on site, and whether the trouble is a lockout, a lost key, or an electronic failure.
- We ask a few questions on the phone so we know what to bring. Photos of the lock and door help, especially for older cabin hardware.
- A mobile locksmith van comes to the property. Because we also run a storefront, the van is stocked from a real shop rather than a thin parts kit.
- We confirm that you or your property manager is authorized to have the door opened. This protects you and your guests.
- We open the door without damage whenever the lock allows it, then look at what caused the problem: worn hardware, a bad battery, a misaligned latch, or a key that is out in the world.
- We lay out the options, usually repair, rekey, or replace, and tell you what each one costs before we start work.
- We test every key, code and gate function with you, and tell you which keys exist and which codes are programmed, so you have a clear record of what is out there.

Call (213) 577-1366Smart locks, keypads and code rotation: what to choose
Most hosts who come to us want to stop handing out keys. That is a sound goal, but smart locks are not all the same, and the label on the box does not tell you what you actually need. A basic keypad deadbolt stores codes in the lock itself, and you change them at the lock. A connected smart lock talks to an app or a hub, which is what makes remote check-in and time-limited guest codes possible. Features differ by model, so we confirm what a particular lock can and cannot do before you buy it.
If you want us to supply and mount one, our smart lock installation service covers the hardware, the door prep and the setup. A few honest points we raise every time:
- Keep a mechanical key override. Batteries die and electronics fail, and a guest who cannot get in at midnight is a worse problem than a key you have to manage.
- Plan a battery routine. Swap batteries on a schedule instead of waiting for a low-battery warning that a guest might ignore.
- Connected features need a signal. If a property has weak Wi-Fi or poor cell coverage, a keypad-only lock or a hub placed carefully may serve you better than a lock that depends on the internet.
- Pairing the lock with your booking platform or app is partly an account-side job. We get the lock working and teach you the code process; we cannot promise how a given app will integrate.
- Retire codes. Give each guest their own code, and delete it after checkout. Cleaners and contractors should get their own codes rather than sharing yours.
Rekey or replace between guests?
You do not need to rekey after every stay. If your codes are managed well, turnover is just a code change. Rekeying is for the moment a physical key is unaccounted for: a guest drove off with one, a copy went missing, or you have simply lost track of how many were made.
Rekeying changes the inside of the lock so old keys stop working, while the lock itself stays on the door. When the hardware is in good shape, it is usually the more economical route. On a property with several entrances, such as a main cabin, a guest house and a studio, we can key them alike so you carry one key instead of a ring of them.
Replacement makes more sense when the lock is worn, corroded, or too basic for how you now run the place. In older doors we will tell you plainly if the lock is fine and the real problem is the door.

Call (213) 577-1366What affects the cost of rental lock work?
We do not quote numbers on a web page, because the honest answer depends on the property. These are the factors that move the total:
- How many locks and doors are involved, including guest houses, studios and outbuildings.
- Whether the job is a rekey, a repair, or a full replacement, and what condition the existing hardware is in.
- The lock itself. A basic keypad deadbolt and a connected smart lock are very different products, and the model you choose is the biggest variable.
- The state of the door. A swollen or warped wood door may need adjustment before any new lock will work well on it.
- Gate hardware, which is its own category with keypads, openers and latches.
- The time of day. After-hours calls cost differently from scheduled work, and planned visits are often easier on your budget than emergencies.
- Distance. Topanga is about 16 miles from our Westwood storefront, and where your property sits along the canyon road matters.
- Parts availability, especially for older or unusual hardware.
What do Topanga's cabins, hillside homes and gated lots mean for your locks?
Topanga's housing runs from 1920s–1940s rustic cabins to custom hillside homes along narrow canyon roads, nearly all single-family and often on large, gated lots. For a host, that means a rental is rarely one door. It might be a main house, a guest house, a studio and a barn, each with its own lock, plus a driveway gate. Rekeying canyon rental cabins and guest houses between tenants is one of the most common jobs for this kind of property, and keying everything to one key makes that far easier to run.
Wood doors, dutch doors and older or eclectic hardware are common here. A smart lock can often go on a wood door, but we check the thickness, the bore and the condition of the slab first. Dutch doors are a case of their own, since the top and bottom halves may each need attention. For gates, we do gate lock repair and keypad hardware service on hillside properties, because a gate that does not open for a late arrival is as much a lockout as a locked front door.
Studios and barns on larger lots usually need padlocks or outbuilding locks that hold up outdoors. If you rent out a space in one of the neighborhoods of the canyon, such as Fernwood, Old Topanga, Topanga Center (the Village), Sylvia Park, Topanga Oaks, the Saddle Peak area or Top of Topanga, tell us which one when you call. Every property in ZIP 90290 is different, and the more we know before we arrive, the more likely it is that we bring the right parts.

Call (213) 577-1366Fog, damp, summer heat and fire zone access
Topanga has a canyon microclimate. The lower canyon gets coastal fog and winter damp that swell wood doors and corrode hardware, while the upper slopes see hot, dry summers that shrink and warp door slabs. Seasonal door and latch misalignment is a genuine, recurring issue here, and it matters more in a rental because a guest will not know how to lift the handle or push the door a certain way. A door that sticks after winter rains is an unlocked door waiting to happen, or a guest who cannot get in.
When that is the cause, the fix is often a realignment of the latch and strike or an adjustment to the door, not a new lock. That is a job for lock repair, and it is usually the lighter-cost option. We also look at corroded hardware on lower-canyon properties, since damp can quietly shorten the life of a lock or a keypad.
The entire canyon sits in a very high fire hazard severity zone, which shapes access and gate requirements. If you are changing a gate or an entry system, check what applies to your property. We can install the lock hardware and tell you what the equipment can do, but we are not the authority on those rules.
Why Topanga hosts call Wilshire Lock & Key
We have been in business since 1987, and David, the owner and lead technician, oversees the work. We run a storefront at 10740 Wilshire Blvd in Westwood plus mobile service vans, and we serve 140 cities across Los Angeles and Ventura counties, Topanga among them.
When you call, you reach us, not a national dispatch service that hands your job to whoever is free. One company means one set of records for your property. We know which doors we rekeyed, which codes we set up, and which gate hardware we installed. Our phones are answered 24 hours a day, every day of the year, and our 24-hour locksmith line is the same one you use for planned work.
Rental problems rarely happen on a convenient schedule. Guests arrive late, checkouts run over, and a lock fails when the house is full. A company that answers at any hour and also keeps a real shop for parts is the combination hosts tend to need.
How to vet a locksmith for rental work
Whoever you hire, ask for their credentials before they touch your doors. California requires locksmith companies to hold a BSIS LCO license, and you should ask any locksmith for that number. Also ask who will actually be doing the work, whether they will tell you the cost before starting, and whether they will explain what they find rather than just replacing everything.
If you manage several properties or units, our page on locksmith services for landlords explains how we handle multi-door work. Be wary of anyone who quotes a surprisingly low number over the phone and then raises it on arrival. A good locksmith can tell you what affects the price, as we have above, and will not push a replacement when a repair would do.
Frequently asked questions
Can you change the code on my keypad between guests?
On most keypad locks, you can change the code yourself at the lock or in an app, and we will show you how during setup. We come out when the lock stops accepting codes, the keypad fails, or you want a different setup. Features vary by model.
Do I need to rekey the locks after every guest?
No. If codes are rotated properly, turnover is just a code change. Rekey when a physical key is lost or unaccounted for, or when a cleaner, contractor or former co-host kept a key that should be returned.
Can you set up remote check-in for my Topanga rental?
We install and configure the lock so it works reliably, including a mechanical override. Connecting it to your booking platform or app is partly done on your account, and the details depend on the lock model. We confirm what a lock supports before you buy.
A guest is locked out at night. Who do I call?
Call (213) 577-1366. The line is answered 24/7. We will ask for the property type and lock details, then send a mobile van. We confirm that you or your manager are authorized before opening the door.
Will a smart lock work on an old wood cabin door?
Often, yes, but we check the door first. Thickness, the existing bore, and the condition of the wood all matter. If winter damp has swollen the door or summer heat has warped it, we usually fix the alignment before anything electronic goes on.
Do you work on driveway gates and keypads?
Yes. Gate lock and keypad hardware service on hillside properties is a regular part of Topanga work. Tell us the gate type and keypad brand if you know it, and send a photo when you call so we can bring the right parts.
I manage a rental for an owner who lives out of town. Can you still help?
Yes, but we need to know that you are authorized to have the lock work done. Have the owner confirm by phone or message, and we will set up the visit. Planned work is also usually easier on the budget than an emergency call.
How far is Topanga from your shop?
Our Westwood storefront is about 16 miles from Topanga, and our mobile vans serve the canyon. We do not promise an arrival time on a web page, because it depends on traffic on Topanga Canyon Boulevard and where your property is. Ask when you call.
