Why a rental door takes more punishment than a home door

A house you live in has a handful of keys and a handful of people. A rental has a revolving cast. Every guest arrives tired and carrying luggage, often in the dark, and often unfamiliar with a door that sticks a little or a deadbolt that needs a firm turn. Keys get pocketed and carried home. Codes get passed to a friend who was never on the booking. Cleaners, co-hosts, handymen and property managers all need access too.

That is the real locksmith problem for hosts. It is not one emergency, it is access control that has to keep working turnover after turnover. The job is deciding who can get in, for how long, and how you take that access back cleanly when the stay ends. Hardware matters, but the routine around the hardware matters just as much.

This page is written for that routine: smart locks, code rotation between guests, remote check-in, and the lost-key calls that come with a property people only stay at briefly.

What can a locksmith do for an Airbnb or vacation rental?

Most of what hosts need falls into a few categories. We do this work from our storefront at 10740 Wilshire Blvd in Westwood and from mobile service vans that come to the property.

  • Install and set up smart locks and keypad deadbolts, and test them with you before we leave.
  • Rekey existing locks so every key that was ever in circulation stops working.
  • Add a proper deadbolt where a door only has a knob latch or a worn, loose bolt.
  • Cut a controlled number of spare keys with key duplication for a co-host, a cleaner or a backup lockbox.
  • Repair sticking, misaligned or worn locks before they turn into middle-of-the-night lockouts.
  • Open a door for an owner, host or manager who is locked out or has a guest locked out.
  • Handle gate, mailbox and outbuilding locks if your property has them.

Smart lock, keypad deadbolt or lockbox: which fits your rental?

There is no single right answer. It depends on your door, how you check guests in, and how comfortable you are with batteries, apps and a Wi-Fi connection. Here is how the common options really behave.

If you are leaning toward electronic hardware, our smart lock installation service covers the fitting, setup and testing, not just bolting a unit to the door.

  • App-connected smart lock: you can create and delete guest codes remotely, and many can schedule a code to match booking dates. It depends on a working connection to your phone or a hub, so you should know in advance what happens when that connection drops.
  • Keypad deadbolt with no connectivity: codes are set at the door itself. It is simple and dependable, but someone has to be physically there to change a code. It suits lower-turnover or longer-stay rentals better than a busy calendar.
  • Lockbox holding a physical key: familiar to guests and usually the lighter-cost option up front. The weakness is that keys can be copied or kept, and lockbox codes rarely get changed as often as they should.
  • Hybrid: a smart lock or keypad that also keeps a keyed cylinder. This is our usual suggestion for remote hosts, because batteries die and phones fail at the worst moment, and a key override gives you a way in that does not depend on electronics.

How do we set up a rental door, step by step?

We do not start with a product. We start with your door and your routine, because the same lock can work well on one property and badly on another.

  1. We talk through how guests check in, whether you are on site or remote, and who else needs access, such as cleaners, co-hosts or a property manager.
  2. We look at the door: material, thickness, bore holes, how the latch lines up with the strike, and whether the frame has shifted.
  3. We choose hardware with you that matches the door and your routine, rather than the most feature-heavy box available.
  4. We install and align the lock so the bolt throws smoothly by hand before any electronics are involved.
  5. We set up your host code and a separate code for cleaners, then walk through adding and deleting guest codes, using your own phone if it is an app-based lock.
  6. We rekey cylinders or cut a small number of spare keys, and we note who holds each one.
  7. We go over a simple turnover routine, plus a plan for battery changes and what to do if the lock stops responding.

How should you rotate codes between guests?

The principle is simple: each guest gets a code that works for their stay and stops working afterward. The mistakes hosts make are almost always about discipline, not technology.

  • Use a unique code per booking instead of a rotating pattern that returning or well-informed guests could predict.
  • Set the start and end of each code to match check-in and checkout, or delete it by hand the same day as checkout.
  • Keep a separate standing code for cleaners and co-hosts, and change it whenever that group changes.
  • Avoid codes built from a street number, phone number or booking date, since those are the first things anyone tries.
  • Test the lock from the outside after every code change, not just from the app screen.

What happens when a guest loses a key or gets locked out?

Lost keys and lockouts at rentals tend to land at awkward moments: a late arrival, an early departure, the evening before a cleaner is due. Our phone, (213) 577-1366, is answered 24 hours a day, 7 days a week, year-round.

For a lockout, we need authorization from the owner, host or manager before opening anything. A guest standing at the door cannot authorize entry to a property they do not own, so the host usually makes the call while the guest waits. We ask for reasonable proof that you control the property. Where the lock allows it, we open without damaging it. Our house lockout page explains the process in more detail.

For a lost key, the real question is whether that key could end up in the wrong hands. If a guest misplaced it inside the unit, a spare may be all you need. If it left with a departed guest, rekeying is usually the more economical route compared with replacing the hardware, and it makes the missing key useless.

What affects the cost of lock work for a rental?

We do not post numbers here because the honest answer depends on your door and your situation. These are the factors that move the cost up or down.

  • The type of lock: a basic keyed deadbolt, a keypad unit and a connected smart lock are very different jobs.
  • How many doors you need done, and whether you want them all keyed alike.
  • The condition of the existing door, frame and strike. A door that has warped or shifted may need adjusting before any new lock will work properly.
  • How many keys you need cut, and for whom.
  • Whether the work is planned or an emergency. Scheduled daytime work is usually the lighter-cost option compared with a call in the middle of the night.
  • Travel distance to the property, which is a real factor in Agoura Hills at about 28 miles from our Westwood storefront.

Hosting in Agoura Hills: what the local housing and climate mean for your locks

Agoura Hills is in Los Angeles County, ZIP code 91301, and it is one of the 140 cities we serve across Los Angeles and Ventura counties. Most homes are 1960s–1980s ranch and two-story tracts built as the Ventura Freeway corridor developed, with townhomes and condos near Kanan Road and Thousand Oaks Boulevard. Doors and frames from that era can often take modern smart-lock hardware, but the bore holes, strikes and alignment deserve a proper look first. Some housing was rebuilt after the 2018 Woolsey Fire, so we check each door on its own rather than assuming what is on it.

Several neighborhoods, such as Lake Lindero and Morrison Ranch, operate under HOAs. If you host there, check your HOA rules and any city rules on short-term rentals yourself, especially before changing hardware that is visible from the street. We cannot speak for an association, and that conversation is between you and them. We serve Old Agoura, Morrison Ranch, Lake Lindero, Liberty Canyon, Fountainwood, Forest Cove, Hillrise and Annandale.

Old Agoura keeps larger equestrian lots and older rural homes. A rental there may have a driveway gate, a guest house or a barn in addition to the main house, which means more doors and more keys to track. Horse-property gate and barn lock work is a normal part of that area, so it is worth deciding up front which of those guests should reach and which stay locked.

For townhomes and condos near Whizin Market Square and the Kanan Road and Thousand Oaks Boulevard corridors, a locked-out guest is a common scenario. Our apartment lockout page covers how we handle attached units, and our mobile locksmith service is how we reach you on site.

The climate also matters. Agoura Hills is an inland valley with hot, dry summers, strong Santa Ana winds through the canyons and meaningful wildfire exposure. Day-night temperature swings can make wood doors and frames move seasonally. For a rental, that means a door that closed cleanly in spring can start to drag in summer. A motorized smart-lock bolt that meets the strike off-center will drain batteries and eventually fail to throw. We check alignment at installation, and it is worth looking at the door again when the seasons change.

Wildfire exposure also changes how some hosts think about access. If you are away and need someone to check on the property, a smart lock lets you issue a temporary code rather than mailing or hiding a key. Whatever brings your guests to town, whether a show at The Canyon, a walk at Chumash Park, or a trip toward Ladyface Mountain or Paramount Ranch, a lock that is easy to operate after a long drive is worth having.

Why hosts call Wilshire Lock & Key

Rental hosts need someone who answers the phone when a guest is stuck, and who will still be around when the hardware needs attention next year. Here is what we can honestly offer.

  • We have been in business since 1987.
  • We have a real storefront at 10740 Wilshire Blvd in Los Angeles, plus mobile vans, so we are one company and not a dispatch service passing your call to a stranger.
  • David, the owner and lead technician, oversees the work.
  • Our phone line is answered 24 hours a day, 7 days a week, year-round.
  • We serve 140 cities across Los Angeles and Ventura counties, so we can look after more than one property if you own them in different places.

Before you hire any locksmith

California requires locksmith companies to hold a BSIS LCO license, and you should ask any locksmith for that license number before work begins. A reputable company will not be bothered by the question. Also ask whether the person at your door works for the company you called, and what the quote covers before work starts.

If you also own long-term rentals or manage units for other owners, our locksmith for landlords page covers the different needs of tenant turnover. When you are ready, call (213) 577-1366 and tell us the lock type, the number of doors and what your check-in routine looks like.

Frequently asked questions

Can you install a smart lock on my Airbnb in Agoura Hills?

Yes. Whether a given smart lock fits depends on the door thickness, the bore holes and how well the latch lines up. We look at the door, recommend hardware that suits it and your check-in routine, then set it up and test it with you. Call (213) 577-1366 with your door details.

How often should I change the codes on my rental door?

Every guest should have a code that works only for their stay. Set it to expire at checkout or delete it the same day. Change the standing code for cleaners and co-hosts whenever someone leaves that group, and avoid codes that are easy to guess.

Do I need to rekey if a guest left with a key?

Usually yes, unless you are comfortable with that key staying in circulation. Rekeying makes the missing key useless without replacing the whole lock, so it is typically the more economical route. A lock that relies only on codes avoids the problem, but any keyed override still counts.

Can a guest call you to open the door?

We need authorization from the owner, host or manager, because a guest cannot authorize entry to a property they do not own. The host can call us while the guest waits at the door. We will ask for reasonable proof that you control the property before we open it.

What if my smart lock battery dies before a guest arrives?

It depends on the lock. Many have a backup power contact or a key override, which is why we favor hardware with one for remote hosts. If yours does not, call us at (213) 577-1366 any time and we will work out the least damaging way in.

Can all the locks at my rental use the same key?

Often, yes. Where the hardware allows it, we can rekey several locks so one key works across them. That cuts down the number of keys to track for you and your cleaners. Some lock types or older hardware cannot be matched, and we will tell you which when we see them.

Do you work on rentals in HOA neighborhoods like Lake Lindero or Morrison Ranch?

We can do the lock work, but the HOA rules are your responsibility. Check what your association allows for rentals and exterior hardware before we change anything visible from the street. We cannot interpret an association's rules for you.

Do you serve areas near Agoura Hills as well?

Yes. We serve 140 cities across Los Angeles and Ventura counties. If your rental is just outside Agoura Hills, call (213) 577-1366 with the address and we will confirm that we can get to you.
