What makes a vacation rental lock different from a regular home lock?

A house you live in has a few people who know the code and a key ring that rarely changes. A vacation rental is the opposite. Strangers pass through all season, each one gets access, and each one leaves with some chance of a copied key, a photographed keypad, or a key that never came back. The lock has to be easy for a guest arriving tired at night and still hard for anyone who has no business there.

That is the real job of a host's locksmith. It is not just opening a door. It is setting up access so that a lost key or a stale code is a small annoyance and not a security problem. We have done lock work in Los Angeles since 1987, long before anyone could unlock a front door from a phone. The principle hasn't changed: control who has a way in, and know when that list changes.

In Palos Verdes Estates the housing is almost entirely single-family, so a rental here is usually a whole house and not a unit in a shared building. That means a front door, often a side or patio door, sometimes a gate, and a mailbox, all of which need to be thought about together and not one at a time.

What do we do for Airbnb hosts and vacation rental owners?

Most of our rental work falls into a handful of recurring jobs. Some are one-time setups, and some come back every season.

  • Keypad and smart lock setup, including choosing a lock that suits your door and installing it properly. See our smart lock installation service for how that works.
  • Rekeying every lock on the property to one key after a co-host, cleaner, contractor, or long-term guest has had access. Our lock rekeying page explains the process.
  • Help planning codes: how many you need, who gets which one, and how to delete them cleanly.
  • Lockout service at the property when a guest, cleaner, or host cannot get in, at any hour.
  • Repair of sticking, misaligned, or corroded hardware before it strands a guest.
  • Backup mechanical keys for the owner or manager, cut accurately so they work the first time.
  • Gate locks, side-door locks, and mailbox locks that rental hosts often forget until a guest asks.

How should you rotate codes and control keys between guests?

Good code hygiene matters more than which lock brand you pick. A very good lock with a code that never changes is weaker than an ordinary lock managed carefully. This is the routine we usually walk hosts through.

  1. Give each guest a unique code that works only for their stay window, rather than one code reused for every booking.
  2. Keep separate codes for cleaners, co-hosts, and maintenance people so you can remove one person without disturbing anyone else.
  3. Delete expired codes after checkout and confirm on the lock that the deletion actually happened, not just that the app says so.
  4. Keep a mechanical backup key under your own control. Do not hide one outside the house, because guests and passersby find them.
  5. Rekey or change credentials any time a physical key goes unaccounted for, or when a cleaner or co-host leaves the arrangement.
  6. Replace batteries on a schedule you set, and do it between stays, not after a low-battery warning goes off during one.

What happens when a guest is locked out or a key goes missing?

Lockouts at rental properties have one complication that home lockouts do not: the person calling is sometimes a guest, not the owner. We will not open a door for someone who cannot show a right to be there. If you are a guest, we will ask to reach the host, owner, or property manager. If you are the owner and are away, you can authorize the work by phone.

  1. Call (213) 577-1366. It is answered 24 hours a day, every day of the year.
  2. Tell us the address, what kind of lock is on the door (keypad, smart lock, deadbolt, or something older), and who is locked out.
  3. We confirm authorization with the owner or manager when the caller is not the owner.
  4. A mobile van heads to the property. We are roughly 24 miles from our Westwood base, so ask for the current arrival estimate when you call. We would rather tell you honestly than promise a number we cannot control.
  5. We diagnose first. A dead battery, a swollen door binding the bolt, a failed keypad, and a lost key are four different problems with four different fixes.
  6. We open the door as non-destructively as we can, then fix the cause: batteries, adjustment, repair, or rekeying if a key is truly missing.
  7. Before we leave, you have working access and a clear idea of what to do so it does not happen again.

How much does rental property lock work cost in Palos Verdes Estates?

We do not quote numbers in a web page, because the honest answer depends on the door in front of us. These are the things that move the cost up or down:

  • Rekeying versus replacing. Rekeying existing hardware is usually the more economical route when the locks are in good shape.
  • Mechanical or electronic. A smart lock costs more than a standard deadbolt, and the lock you choose is the biggest single factor.
  • How many doors. Rental houses often have three or four entries that should all match.
  • Door condition. A swollen, warped, or poorly aligned door may need adjustment before any lock works properly.
  • Age and type of hardware. Vintage mortise locks need specialty handling, and parts are not always off the shelf.
  • Corrosion. Salt-damaged hardware may be a repair job or a replacement, depending on how far it has gone.
  • Time of day and distance. After-hours calls and a drive from our base both factor in, and we will explain how when you call.
  • Whether the work is urgent or planned. Scheduled setup between bookings is easier to plan than a midnight lockout.

What should Palos Verdes Estates rental owners know about their locks?

Palos Verdes Estates was master-planned in the 1920s with the Olmsted Brothers involved, and Spanish Colonial Revival and Mediterranean styles still dominate. Homes in Malaga Cove and Valmonte are often from the 1920s through the 1940s, while Montemalaga and Lunada Bay lean toward mid-century ranch and view homes. That mix matters for locks. Many of the older houses still have vintage mortise locks and original hardware, and those need specialty service, not a simple swap. If you want keypad access on one of those doors, we look at what the door can accept. Sometimes the answer is a separate deadbolt installed alongside the original hardware, and sometimes it is a careful retrofit.

Exterior changes in the city are reviewed by the Palos Verdes Homes Association art jury. We cannot speak for the association, so if you plan to change visible front-door hardware, check with them first. Often the solution is to keep a finish that matches the house, or to put the new technology where it is less visible.

The coast is the other factor. Bluff-top exposure brings salt spray and persistent fog, and exterior locks and hinges corrode fastest on homes near Bluff Cove and the Lunada Bay bluffs. Keypads and electronics are more vulnerable than a plain brass deadbolt, so inspect the battery contacts and finish more often if your rental sits close to the edge. Marine damp also swells older wood doors for much of the year. A door that rubs in the frame can keep a deadbolt from fully throwing, and a guest who cannot get a smart lock to retract at night is a very ordinary lockout. Early lock repair and a quick door adjustment usually solve it.

Two local situations come up for owners. One is a home lockout in Lunada Bay or Valmonte, where we treat a rental like any other house. The other is rekeying after an estate sale or property transfer. If you have just bought a house in ZIP 90274 to rent out, the previous owner's keys are still out there, and rekeying on day one is the sensible first step.

Smart lock, keypad, or traditional key: which is right for a short-term rental?

There is no single right answer, and anyone who tells you otherwise is selling something. A smart lock gives you remote check-in, unique codes per stay, and no key handoff. The trade-offs are batteries, possible Wi-Fi dependence, and a more complicated failure when something goes wrong. If your internet at the house goes down, check whether your lock still accepts codes already stored or whether it needs the network to sync new ones. Ask about that before you rely on it.

A plain keypad deadbolt with no app is simpler and has fewer things to break, but you lose remote management. A traditional key lock is the most reliable mechanically, but keys get copied and not returned, and you will be rekeying more often.

Many hosts end up with a hybrid: a keypad or smart deadbolt on the main entry, with a keyed backup, and a conventional lock on secondary doors. Whichever route you choose, make sure the lock suits the door. A heavy modern lock on an old, swollen door will give you trouble. If you need extra keys for yourself or a property manager, our key duplication service covers that.

Why do hosts call Wilshire Lock & Key?

We are not a call center. Here is what is actually true about how we work:

  • In business since 1987 and serving 140 cities across Los Angeles and Ventura counties.
  • A real storefront at 10740 Wilshire Blvd in Westwood, plus mobile service vans that come to you.
  • One company from the phone call to the finished work, with no dispatch middlemen passing your job along.
  • David, the owner and lead technician, oversees the work.
  • The phone is answered 24 hours a day, 7 days a week, year-round, which matters when a guest arrives late. See our 24-hour locksmith service and our mobile locksmith service for how we work in Palos Verdes Estates.

How can you prepare before the next turnover?

Most rental lock emergencies are avoidable. Spend a little time between bookings and you will rarely need us at midnight. If you own several properties or manage for others, our page for landlords and property owners covers the multi-property side. One more thing: California requires locksmith companies to hold a BSIS LCO license, so ask any locksmith you hire for their license number and verify it with the state before they work on your property.

  • Test every door from the outside with the lock you give guests, including in the dark.
  • Check that deadbolts throw fully without lifting or pushing the door.
  • Look at exterior hardware for green or white corrosion, especially if you are on the bluffs.
  • Make sure you can account for every physical key, and rekey if you cannot.
  • Keep the batteries fresh and carry spares.
  • Save our number, (213) 577-1366, in your phone and in your co-host's.

Frequently asked questions

Can you put a smart lock on a rental door that already has a deadbolt?

Usually yes. Many smart locks are designed to replace an existing deadbolt. We check the door thickness, the bore, and the condition of the door first. On older Palos Verdes Estates homes with vintage mortise hardware, the approach may be different, so we look at the door in person.

How often should I change the codes on my Airbnb lock?

Ideally every guest gets a unique code that expires after their stay. Cleaners and co-hosts get their own, so you can remove one person without affecting the rest. Confirm after each checkout that the old code is truly deleted on the lock.

A guest is locked out and I'm out of town. Can you still help?

Yes, with authorization. Call (213) 577-1366 and we will confirm with you, the owner or manager, that the person at the door should be there. We will not open a rental for someone who cannot show they have a right to be inside.

Can all the locks on my rental be keyed to the same key?

In most cases, yes. Rekeying lets one key operate several locks, which cuts down on keys to track. Some specialty or vintage locks have limits, so we check each lock before promising anything.

Will salt air damage a smart lock?

It can, especially on homes near Bluff Cove and the Lunada Bay bluffs, where salt spray and fog corrode exposed hardware. Electronics and battery contacts are more vulnerable than plain mechanical parts. Regular inspection and a suitable finish help, but no lock is immune.

Do I need approval before changing the front-door hardware?

We cannot speak for the Palos Verdes Homes Association, but exterior changes in the city are reviewed by its art jury. If your new lock changes how the front door looks from the street, check with them before you buy anything.

Do you work with property managers and co-hosts?

Yes. We regularly work with whoever manages the property, as long as the owner or manager authorizes the job. Having one number to call for rekeying, repairs, and lockouts saves a lot of trouble.

Are you available on holidays and weekends?

Yes. Our phone is answered 24 hours a day, 7 days a week, all year, including holidays. Call (213) 577-1366 and a person will pick up.

How do I find out the cost for my rental?

Call us and describe the lock, the number of doors, and what is going wrong. We will explain what drives the cost for your situation, including whether rekeying or replacing makes more sense, and talk it through before work begins.
