Why does a short-term rental need a different kind of locksmith?

A home you live in has a handful of keys that stay in a handful of pockets. A rental is the opposite. Keys, codes, lockboxes and door habits pass through many hands, week after week, and nobody staying there has a reason to treat the lock the way an owner would. The hardware ends up doing more work than it was built for, and small mistakes pile up quietly: a key copied and never tracked, a code that never got changed, a battery that dies on a Friday night.

This page is for Artesia hosts who want access that is simple for guests and controlled for you. It is written around the recurring jobs rather than the one-time crisis: setting up, rotating, rekeying, repairing, and the occasional late call when something fails anyway. We have been doing lock work in Los Angeles since 1987, and David, who owns the company, still oversees the work.

What actually goes wrong with locks between guests?

Most rental lock trouble is not a break-in. It is ordinary wear and ordinary human error. These are the problems hosts typically run into:

  • A key leaves with a guest and never comes back, so you no longer know how many copies exist.
  • A keypad code has been shared with cleaners, contractors, a co-host and a former co-host, and nobody remembers who has what.
  • Smart lock batteries run low with no one noticing until a guest is standing at the door.
  • A deadbolt sticks or doesn't fully throw because the door has shifted or the strike plate is out of line.
  • A lockbox code never changes, which makes the box a permanent key to the property.
  • Doors get slammed at every turnover, which loosens hardware and wears latches faster than in a typical home.
  • The mailbox, side gate or garage entry gets forgotten when the main door is updated.

How do we set up a rental's locks, step by step?

The order matters. Starting from a known, clean state is worth more than any single piece of hardware.

  1. You call (213) 577-1366 and describe the property: a house, a unit in a small complex, or a room with its own entry, and how guests get in today.
  2. We look at what is on the door now, including brand, condition and whether the door and frame close cleanly, because a good lock still fails on a door that drags.
  3. We agree on an access plan with you: smart lock with codes, keyed deadbolt with a lockbox, or either one with a physical key kept as backup.
  4. We rekey or replace the hardware so every old key and code that ever existed stops working.
  5. For smart locks, we install, set the first codes, test the lock with the door open and closed, and show you how to change codes, check the battery and use the backup key.
  6. We cut only the keys you actually need and tell you how many exist.
  7. We leave you with a short rotation routine you can realistically keep up with.

Smart locks, keypads and code rotation: what works for hosts?

Smart locks are popular with hosts for good reasons: no key handoff, a code per guest, and fewer lost-key calls from someone at your door at midnight. They are still battery-powered devices on a door that gets heavy use, and they need a plan. Our smart lock installation work starts with the door, not the box the lock came in. A few decisions are worth making before you buy anything:

A sound code routine is simple: a fresh code for each stay that expires after checkout, permanent codes changed on a schedule and any time someone leaves your team. If your lock automates that, good. If it does not, put it on the turnover checklist. We will set up the lock and walk you through it, but a lock cannot replace a routine.

One honest caution: a smart lock does not make a weak door strong. If the deadbolt behind or beside it is worn, or the frame is soft, we will tell you, and a proper deadbolt installation may be the better first step.

  • Keypad only, or app-connected. App-connected locks allow remote code changes, which suits remote check-in, but they rely on your Wi-Fi hub and your phone habits. Keypad-only locks have fewer ways to fail, but you rotate codes at the door.
  • Whether to keep a physical key override. We usually recommend it, because batteries die and electronics fail. A lock with no key backup turns every fault into a lockout.
  • Who gets a permanent code and who gets a temporary one. Cleaners and maintenance people are better off with their own codes, so one can be removed without disturbing anyone else.
  • How much weather and wear the lock will see, since an exterior door in the sun ages differently than a covered one.

What affects the cost of rental lock work in Artesia?

We don't put numbers on a web page because jobs vary too much, but we can tell you what moves the cost so the quote on the phone holds no surprises.

  • Rekey or replace. Rekeying keeps your existing hardware and changes what is inside, and it is usually the more economical route when the locks are in good shape. Replacement makes sense when a lock is worn, damaged or not what you want anymore.
  • Type of lock. A standard keyed deadbolt, a keypad lock and a fully app-connected smart lock sit in very different places, and the hardware itself is most of the gap.
  • Number of entries. Front door, back door, side gate, garage entry and a separate guest unit are each their own lock. Doing several in one visit usually makes scheduling more efficient.
  • Door condition. A door out of square, a strike plate that needs repositioning, or a bore that needs adjusting for new hardware adds labor.
  • Keys. How many copies you need, and whether the blanks are standard or restricted.
  • Timing. Planned daytime work is usually the more economical way to do almost everything on this page. Urgent calls at night are a different situation, and we will explain how that affects the quote when you call.

What happens when a guest is locked out or a key goes missing?

Even with a good setup it happens: a guest forgets the code, a phone dies, a key goes home in a suitcase. Our phones are answered 24 hours a day, so you can call (213) 577-1366 at any hour and talk to a person. We send a mobile van from our own company, and for a unit in a small complex the work is much like our apartment lockout service.

Before we open any door, we will ask you to show you have the right to authorize it, usually ID and something tying you to the property. Any legitimate locksmith should insist on that, because a rental door is exactly where a stranger might try to talk their way in.

If a key walks off with a guest, assume you can't get it back. Lock rekeying is the cleanest fix, because it makes the missing key worthless without replacing a lock that works. For spares, key duplication is fine as long as you keep a count of what exists.

What should Artesia hosts know about their buildings and doors?

Most of Artesia's housing is modest post-war single-family stock from the 1950s and 1960s on compact lots, built as the area moved from dairy farms to suburbs. Many of those homes still carry mid-century door hardware unless someone has updated it. If you rent out a house in the tracts around Artesia Park, the first question is what is actually on the door today and whether the door can take a smart lock cleanly. Older hardware is often worn, and some older doors need adjustment to fit modern locks. We would rather tell you that before you buy a lock than after.

Climate plays a small part. Artesia has a mild Mediterranean climate, and while the morning marine layer reaches the city, it sits far enough from the ocean that salt-air corrosion on hardware is minor. Summer afternoons run hotter than in the beach cities, though, and that can cause slight seasonal swelling in older wood doors. A motorized smart deadbolt that struggles in July is often reacting to the door rather than failing itself, so we check alignment and test the lock in warm conditions where we can.

Newer townhome and small-lot infill has appeared near the Pioneer Boulevard commercial district, along with mixed-use buildings that put apartments close to storefronts. Scattered small apartment complexes also sit off the main corridors. If your rental is a unit in one of these, find out which doors and mailboxes you control and which belong to the building. Mailbox lock replacement at small complexes off South Street is the kind of job that comes up in Artesia, and a guest who needs access to a mailbox is easy to overlook, so see our mailbox lock replacement page if that applies to you. If you do not own the building, check with the owner or association before changing any locks.

We work across all of Artesia, ZIP 90701, from the Little India and International District along Pioneer Boulevard and historic downtown near 187th Street, to the South Street corridor, the Artesia Park area, and the east edge near Cerritos Towne Center. Artesia is about 29 miles from our Westwood storefront, so for planned setups it helps to schedule ahead. For anything urgent, just call.

Why do Artesia hosts call Wilshire Lock & Key?

We are not the only option, so here is what we can honestly offer:

  • In business since 1987, with David overseeing the work.
  • A storefront at 10740 Wilshire Blvd, Los Angeles, CA 90024, plus a mobile locksmith fleet that comes to the property.
  • One company, no dispatch middlemen. The people answering the phone work for us.
  • A phone answered 24/7, because guests do not check in on business hours.
  • Plain advice, including when a smart lock is not the right answer for your door.
  • If you also rent long term, our locksmith for landlords page covers tenant turnover and building-wide keying.

How can you tell a locksmith is legitimate?

California requires locksmith companies to hold a BSIS LCO license, issued through the Bureau of Security and Investigative Services. Ask any locksmith for it before work begins, whether it is us or anyone else. Be careful with a phone quote that sounds unusually low and grows once someone is at your door. A straight company will tell you what drives the cost, ask who you are before opening a door, and give you the same explanation twice if you need it.

Frequently asked questions

Can you install a smart lock on my Artesia rental?

In most cases, yes. It depends on the door, the frame and how the existing lock is bored. Older mid-century doors sometimes need adjustment, and we will tell you before work starts. Call (213) 577-1366 and describe the door.

How often should I change the lock code between guests?

The cleanest habit is a unique code for each stay that expires after checkout. Permanent codes for cleaners or co-hosts should be changed on a schedule and whenever someone leaves your team. We will help you set up a routine that fits your lock.

Should I rekey or replace the locks when I take over a rental?

Rekeying is usually the more economical route if the locks are in good shape, since it makes every old key useless. Replace them if the hardware is worn or if you want to move to a smart lock.

Do you handle guest lockouts at night and on weekends?

Yes. Our phone is answered 24 hours a day, every day of the year. We will ask for ID and something tying you to the property before opening a door.

Can I set different codes for cleaners and guests?

Most keypad smart locks support multiple codes, but the number and the features vary by model. Tell us your setup before you buy and we will confirm what a specific lock can do.

What if a smart lock battery dies while a guest is outside?

This is why we recommend keeping a physical key backup, stored in a lockbox with a code you rotate. Some models also offer an emergency power option. If neither works, call us and we will come open the door.

Do I need my landlord's permission to change locks in a rental unit?

If you do not own the building, check your lease and talk to the owner or association first. We can do the work, but the permission question is between you and them.

Do you serve all of Artesia?

Yes, all of Artesia, ZIP 90701. We work from our Westwood storefront and mobile vans, and Artesia is about 29 miles away, so planned work is best scheduled ahead.
