Why does a rental door need different thinking than a home?

A house you live in has a small circle of people who know the lock. A short-term rental has a new person every few days, and any of them can copy a key, photograph a keypad code, forget to lock up, or leave with the key in a pocket. The lock that was fine when you lived there is now doing a different job.

The problems hosts run into are predictable: a guest is locked out and you're across town or out of state, a key never came back, the keypad code hasn't changed in a year, or a lockbox is doing the work a real lock should be doing. None of that is exotic. All of it is easier to fix on your schedule than at midnight with someone standing on the porch.

This page is about setting up for that pattern ahead of time, and about what we do when something goes wrong anyway.

What can a locksmith actually do for a vacation rental?

Most of our rental work falls into a few categories. You may need one of them or a combination, and we'll tell you honestly if something on the list isn't worth doing at your property.

  • Install a keypad deadbolt or a connected smart lock so you issue and delete guest codes instead of handing out keys. See our smart lock installation service for how that works.
  • Rekey the locks after a missing key, a difficult guest, or a change of cleaner or co-host, so every old key stops working without replacing the hardware.
  • Cut a small, controlled set of backup keys for you, your cleaner and your co-host through key duplication.
  • Repair or re-code driveway and pedestrian gate locks, which guests also need to get through.
  • Look over the doors people forget: side doors, garage service doors, sliders, and the mailbox if guests receive anything there.
  • Open a door for a locked-out guest when your smart lock can't solve it remotely.

How does code rotation between guests work?

With a keypad or smart lock, each guest gets their own code that is active for their stay window and removed afterward. Most hosts manage this through the lock's app, or through their booking platform if the lock supports a connection. We install and configure the lock and walk you through code management. The app and any platform link belong to the lock manufacturer, so features vary by model, and we'll check what your lock supports before you buy it.

What we look at when choosing hardware: how many codes the lock can store, whether it works through Wi-Fi, Bluetooth only, or as a standalone keypad, what happens when batteries run low, and whether there's a physical key override as a last resort. A lock that holds few codes, or can only be changed while you're standing next to it, is a poor fit for a remote host.

One honest caution: a smart lock adds convenience, not magic. Batteries die, Wi-Fi drops, and a code is only as private as the person who has it. We recommend a battery routine between stays and a mechanical backup you control.

How do we handle a rental lock job, step by step?

The process is the same whether it's a single keypad swap or a full property.

  1. You call (213) 577-1366 at any hour and tell us the property type, which doors are involved, what's on them now, and whether a guest is inside.
  2. We ask how you run the place: remote or local, who cleans, who holds keys, and when your next check-in is.
  3. If it isn't an emergency, we schedule around your vacancy gap so we're not working in front of guests. A mobile van comes to the property.
  4. We inspect the door, frame, strike and existing lock before touching anything. A smart lock on a door that drags or sags won't latch reliably, so alignment gets fixed first.
  5. We install or rekey, set up your codes with you, and test from outside with the door both open and closed, using both a code and the backup key.
  6. We show you how to add, remove and reset codes, and make sure the keys you actually need are cut and the rest are retired.
  7. We tell you what else we noticed, such as a loose strike, a tired side-door lock or a gate latch that's wearing, and leave the decision to you.

What happens when a guest is locked out or a key goes missing?

These are two different situations. If a guest is locked out and you have a connected smart lock, the fix is often a new code sent remotely, and you don't need us at all. If the lock is mechanical, the battery is dead, or the keypad has failed, that's when you call. Our 24-hour locksmith line is answered day and night, and we'll give you an arrival estimate on the phone once we know where we're going.

We open doors without damage whenever the door and lock allow. Because it's a rental, we'll want to confirm with the owner or manager before opening a door for a guest, and we may ask for ID or ownership details. That protects you.

If a key was never returned, don't wait for it to turn up. A rekey makes the missing key useless and is usually the more economical route compared with replacing good hardware. If a key broke in the lock, that's a separate extraction job, and we handle it without replacing the lock when the lock is still sound.

What affects the cost of rental lock work?

We don't quote numbers on a web page because the job decides the price. We talk through the price with you on the phone before work starts. These are the factors that move it:

  • How many doors and gates are involved, and whether you want them keyed alike.
  • The hardware: a basic keypad deadbolt, a connected smart lock and a high-end model sit in very different places.
  • Rekey versus replace. If the lock is sound, rekeying is usually the lighter-cost option.
  • Whether the door is ready: a poorly bored hole, a warped slab or a misaligned strike adds work before any lock will perform.
  • The time of day and how urgent it is. A planned visit during a vacancy gap costs less effort than an overnight call.
  • Travel. Arcadia is about 27 miles from our base, and our vans come to you, which we factor in honestly.

Smart lock, keypad deadbolt or lockbox: which fits your rental?

A lockbox is the simplest and the weakest. If it holds a physical key, that key can be copied, and if the code stays the same between guests it's effectively a shared secret. It's reasonable as a backup for a cleaner, but I wouldn't make it your main system.

A standalone keypad deadbolt costs less to run and has fewer things to break. You change codes on the lock itself, which works well if you live nearby or have someone on site. It's often the more economical route for hosts who aren't managing from far away.

A connected smart lock lets you change codes remotely and, depending on the model, see activity. In return it relies on batteries and a working connection. For a remote host with frequent turnovers, that trade is usually worth it, as long as you keep a backup key. Whatever you pick, the lock is only as good as the door and strike behind it, so we check those too.

Why call Wilshire Lock & Key for your rental?

Rental owners need someone who'll pick up the phone and stay accountable. Here's what we can honestly offer:

  • We've been in business since 1987.
  • We run a storefront at 10740 Wilshire Blvd in Westwood, plus mobile service vans that come to your property.
  • You deal with one company, not a dispatch middleman who sells your call to whoever is free.
  • David, the owner and lead technician, oversees the work.
  • Our phone is answered 24 hours a day, seven days a week, year-round.

What should Arcadia hosts know about their own properties?

Arcadia's housing varies a lot from one part of town to the next, and that changes what a rental needs. In the Rancho and Santa Anita Village areas, many homes are 1930s-1950s ranch houses. Older doors and frames there sometimes need work before a keypad or smart lock sits right. In Santa Anita Oaks and the Highlands, large two-story homes rebuilt from the 1990s onward often have several entries, and every one of them belongs in your code plan.

Hillside homes in the Arcadia Highlands often have gates, long driveways and multiple side entries, which add service points. If guests use a gate code or remote, that code needs the same rotation as the front door. We handle gate lock repair when the hardware itself is the problem.

Condos and townhomes concentrate near downtown and along Huntington Drive and Duarte Road. For those, check with your HOA or building management before changing exterior hardware, because we don't know your building's rules. Condo and apartment lockouts near the downtown Arcadia A Line station are a scenario we see, and our apartment lockout page covers how we handle them.

The foothill climate matters too. Summers are hot, Santa Ana wind events happen, and south- and west-facing doors on hillside homes take heavy sun. Over time that can warp door slabs and fade finishes. A warped door makes a deadbolt or smart lock bind, so if your guests complain the door is hard to lock, tell us before you replace the lock.

Guests who arrive for Santa Anita Park, the Los Angeles County Arboretum & Botanic Garden, The Shops at Santa Anita or USC Arcadia Hospital often come by car, and vehicle lockouts in the Santa Anita Park lots on race and event days are something we handle. We serve ZIP codes 91006 and 91007, including Santa Anita Oaks, Upper and Lower Rancho, Santa Anita Village, Arcadia Highlands, Baldwin Stocker, downtown Arcadia and the Las Tunas Drive corridor in South Arcadia.

Managing several rentals or tenants?

If you own more than one unit, or rent to long-term tenants as well, consolidating makes life easier: one key pattern for your cleaner, consistent hardware across properties, and a written record of what's installed where. Our locksmith for landlords page covers the longer-term side of this.

Because we come to you with our mobile locksmith vans, we can do several doors in one visit instead of making you book each separately. Tell us the turnover schedule and we'll plan around it.

Frequently asked questions

Can you install a smart lock on my Arcadia rental?

Yes. We install keypad deadbolts and connected smart locks, and we check your door, frame and strike first so the lock actually works day to day. Call (213) 577-1366 and tell us what door and lock you have now.

Will a smart lock connect to my booking platform?

It depends on the lock model. The platform link is handled by the manufacturer's app, not by us, so we confirm what a lock supports before you buy and say plainly if a model is a poor fit.

How often should I change codes?

Give every guest their own code and remove it when they check out. Also change codes whenever a cleaner, co-host or contractor stops working with you, and any time a code may have been shared.

A guest didn't return the key. Do I need new locks?

Usually a rekey is enough. It makes the missing key useless and keeps your existing hardware if it's in good shape. We'll tell you if the lock itself is worn and worth replacing.

Can you open the door if I'm out of town and a guest is locked out?

Often yes, but we'll want to confirm with you as the owner or manager first, and we may ask for ID or ownership details. If you have a connected smart lock, a new code sent remotely may solve it without a visit.

Do you work nights and weekends?

Yes. Our phone is answered 24 hours a day, seven days a week, year-round at (213) 577-1366, and our mobile vans come to the property.

Do I need HOA or city permission to change my locks?

We can't speak to your HOA, building or city rules, and we don't advise on short-term rental regulations. Check with your HOA or property management before changing exterior hardware or gate systems.

What if the smart lock battery dies during a stay?

That's why we recommend a backup key you control and a battery check between stays. Some models offer a way to power the keypad from outside, and we'll tell you whether yours does.

Is a locksmith company required to hold a license in California?

Yes. California requires locksmith companies to hold a BSIS LCO license, and you should ask any locksmith for it before work begins.
