Why rental doors wear out differently than home doors

A house with one family in it gets opened a few times a day by people who know the quirks of the door. A vacation rental gets opened by a new person every few days, usually after a long drive, often with luggage in both hands, and nobody has any feeling for how the lock likes to be treated. They force the key, lean on the handle, let the door slam, and tug a keypad that is already working fine. That wear adds up quickly, and the lock you installed two seasons ago may already behave like a ten-year-old one.

Rentals also have a problem owners of ordinary homes never face: you do not know who has a copy of the key. Guests drop keys in the wrong place, cleaners carry their own set, a handyman was given one for a week, and a former co-host still has the old code in their phone. Each of those is a small gap in control over who can walk into your property. Most hosts only find out how many gaps they have when something goes wrong.

This page is written for owners and managers who run rentals in and around Ojai and want the lock side of the business to be boring and dependable. That means a setup you can reset between guests, a plan for when something fails, and one local company to call for all of it.

What do we do for Ojai vacation rental hosts?

Our work for hosts falls into a handful of recurring jobs. Most owners need two or three of them over the life of a property, and some need all of them. We come to you with a mobile van, so none of this requires you to bring a lock to a shop.

  • Smart lock and keypad installation, including replacing a failing unit that guests keep fighting with. See our page on smart lock installation for how we approach the hardware.
  • Rekeying and lock changes when a key goes missing, a cleaner leaves, or you take over a property from a previous owner.
  • Lock repair for sticking latches, loose handles, worn cylinders, and doors that no longer line up with the strike plate. Our lock repair service covers those.
  • Guest lockouts and owner lockouts at the property, handled without damaging the door when the hardware allows it.
  • Deadbolt, gate, and outbuilding lock work for rentals with a side gate, a guesthouse, a shed, or a pool enclosure.
  • Spare key cutting and organized key sets for cleaners, co-hosts, and property managers.

How do you rotate codes and control keys between guests?

The cleanest rental setups share one idea: nothing a guest holds should still work after they leave. How you get there depends on the door, but the logic is the same for most properties.

  1. Decide what a guest actually uses. If the front door has a keypad or smart lock, guests should only ever need a code, not a metal key. Metal keys are the thing that wanders off.
  2. Give each booking its own code, set to expire at checkout, if your lock supports scheduled codes. If it does not, plan a manual change on turnover day and write it into your checklist.
  3. Keep a separate permanent code for cleaners and one for you or your property manager, so you can delete a single person without disturbing anyone else.
  4. Keep a backup way in that does not depend on the battery or the app, such as a key in a secure place you control, so a dead battery or a router outage does not strand a guest.
  5. Review who holds anything physical at least once a season. If you cannot say exactly where every key is, rekey the lock. It is a small job compared with the risk of an unknown copy.
  6. After any change of manager, cleaner, or co-host, change the code and, if they held a key, rekey.

Smart lock, keypad, or lockbox: which fits your rental?

There is no single right answer, and we would rather tell you what each option really involves than push whichever one is on the truck.

A full smart lock, one that connects to Wi-Fi or a hub, lets you create and delete codes remotely, which is a real advantage when you manage a property you are not near. The tradeoffs are batteries, connection reliability, and the fact that the door hardware must be in decent shape for the motor and latch to work cleanly. If the door drags or the bolt does not throw fully, a smart lock will fail early and blame will land on the lock when the door was the problem.

A simpler keypad deadbolt with no network connection is often the more economical route and has fewer parts to fail. You change codes by hand, usually on turnover day. For a single-unit owner who is in town regularly, this is often enough.

A lockbox holding a key is the oldest approach and the weakest for control. It works as a backup, but as the main system it means someone can copy the key and you would never know. If you use one, treat it as a backup and rekey whenever the situation changes.

Whichever you choose, we can look at the door first. A lot of smart lock trouble starts with an old, swollen, or misaligned door, and fixing that before installing electronics saves you repeated service calls.

What happens when a guest is locked out or a key goes missing?

Lockouts at rentals are different from lockouts at your own home, because someone else is standing outside, probably tired, and probably messaging you. You can reach us at (213) 577-1366 at any hour, any day, and the phone is answered by a person at our company, not a call center that passes you along. We run mobile vans and a storefront, so we can send someone to the property, though as covered below, Ojai is a planned trip for us, not a short hop.

If the guest is locked out with a working lock, we open the door in the least destructive way the hardware allows. Our page on house lockouts explains how we think about that. If the key is lost, the next question is whether it is a guest key, a cleaner key, or the only key. That determines whether we simply let them in and rekey later, or rekey right then so the lost key becomes useless.

  1. Call (213) 577-1366 and tell us the address, the type of lock, and whether it is a keypad, a smart lock, or a regular key door.
  2. We ask a few questions about the door, so we arrive with the right tools and parts for the hardware you actually have.
  3. We confirm the person is allowed in. For a rental we will want you, as owner or manager, to authorize entry, since we cannot open a door for a stranger on their word alone.
  4. We open the door, then check whether the lock is damaged or worn enough that it caused the problem.
  5. If a key is lost or exposed, we rekey or change the lock and give you the new keys or reset the code, so the old one is dead.

What affects the cost of rental lock work in Ojai?

We do not quote numbers on a web page, because honest pricing depends on the door in front of us. What we can do is tell you what moves the cost, so nothing surprises you.

The biggest factor is the hardware. A standard keyed deadbolt is simple. A smart lock with a motor, app, and network setup costs more in parts and takes longer to configure. Older doors, especially in a historic home, may need repair or fitting before any new lock goes in, and that adds labor.

The second factor is whether you want rekeying or full replacement. Rekeying keeps the existing lock and changes what key works, and it is usually the more economical route when the lock is still in good shape. Replacement makes sense when the lock is worn, damaged, or being upgraded to electronic. Our pages on rekeying and changing locks explain the difference in more detail.

Other factors include how many doors you are doing at once, whether it is an emergency visit in the middle of the night or a scheduled turnover, and the travel involved. Ojai is about 76 miles from our Westwood storefront, so we plan our trips, and grouping several jobs into one visit generally makes sense for you. We give you the price before we start work, once we have seen what is involved.

What should Ojai hosts know about older doors, heat, and rural properties?

Ojai's housing stock matters more to rental owners than it might in a newer suburb. Near downtown and in the Arbolada you find 1920s Spanish Revival and Craftsman homes, alongside mid-century ranch houses and larger rural properties toward the East End. Short-term rentals and inns are a notable part of the local property mix, so plenty of owners are working with older buildings that were never designed for smart locks.

Many of those older homes still have original or vintage door hardware, and the town's preservation character means people tend to repair period locksets rather than rip them out. If you rent a historic home, that matters. We can often keep the original look of the front door and add a modern, more secure mechanism that suits it, or put the smart lock on a secondary entry such as a rear or side door, so the front keeps its character.

The climate adds its own wear. The Ojai Valley runs hotter and drier than the coast in summer, with east-wind events and strong sun. Heat swings cause wood doors to swell and shrink, which can make a latch bind in July and loosen in winter. Dust from the dry months can gum up an aging lock cylinder, so a key that worked last spring starts sticking. For a rental, a sticky lock is how you get an irritated guest at midnight, so we check door fit and clean or replace worn cylinders before they turn into a lockout.

The area is also a recognized wildfire zone. For a rental that means making sure guests can leave quickly: interior thumb-turns on deadbolts should be easy to find and use, and a code or smart lock should not be the only way out. We do not give fire-safety advice beyond the hardware, but we will point out an egress problem if we see one.

Rental properties are spread across the valley, from downtown Ojai near Ojai Avenue to the Arbolada, Taormina, and the East End and Upper Ojai, plus nearby Meiners Oaks, Mira Monte, and Oak View. ZIP code 93023 covers the city. Larger lots toward the East End and Upper Ojai often have a ranch gate, a guesthouse, or an outbuilding, and those need their own locks. Our gate lock repair work covers the driveway gates and pedestrian gates that often get ignored until a guest cannot get in.

Why hosts call Wilshire Lock & Key

Wilshire Lock & Key has been in business since 1987. We have a storefront at 10740 Wilshire Blvd in Los Angeles and mobile service vans, and we serve 140 cities across Los Angeles and Ventura counties, Ojai included. That reach matters for hosts, because many own more than one property or live somewhere other than where the rental is.

When you call, you reach us, and the work is done by our technicians, not passed to an unknown subcontractor through a dispatch middleman. David, the owner and lead technician, oversees the work. For a host that means one company that knows your doors, so the next call does not start from zero.

California requires locksmith companies to hold a BSIS locksmith company license, known as an LCO license, and you should ask any locksmith for it before they touch your door, including us. It is a simple question and a reasonable one for anyone who will hold access to your property.

If you own several units or manage rentals for others, our page for landlords and property managers covers the ongoing side: rekeying between tenants, key control, and keeping records of what was changed and when. Many of the same practices apply to short-term rentals, only faster.

How to set up your rental before the next booking

The best time to deal with rental locks is not during a lockout. A short walk-through with us can catch most of the problems that cause trouble later. We look at door fit, the condition of each lock, how many keys exist, and whether your current setup lets you delete one person's access without disturbing everyone else.

If you need help any hour of the day, our 24-hour locksmith page explains how after-hours calls work, and our mobile locksmith page covers how we come to the property. For Ojai, our Ojai page is the best overview of everything we do in the valley.

Call (213) 577-1366 and tell us what you manage. We will work out what is worth doing now and what can wait.

Frequently asked questions

Can you change the code or rekey a rental between every guest?

Yes, though most hosts do not need a locksmith for routine code changes. A keypad or smart lock lets you change codes yourself. We come in when a key is lost, a lock fails, or you want to rekey after a cleaner, co-host, or manager leaves.

Do you install smart locks on Airbnb and vacation rental doors in Ojai?

Yes. We install and set up smart locks and keypad deadbolts at rental properties. We check the door first, because a swollen or misaligned door causes most smart lock problems, and we will tell you if the door needs work before electronics go on it.

Can you help a guest who is locked out of my rental?

We can, but we will want you, as the owner or manager, to authorize entry, since we cannot open a door for someone based only on their word. Call (213) 577-1366 at any hour and we will work out the lock type and the next step.

Is rekeying or replacing the lock better for a rental?

If the lock is in good shape, rekeying is usually the more economical route and makes every old key useless. Replacement makes sense when the lock is worn, damaged, or you are moving to a smart lock. We look at the lock and tell you which one fits.

Will a smart lock work on my older Ojai home's door?

Often yes, but it depends on the door. Older and historic doors can swell in summer heat or have unusual bore sizes. We check the fit and, where it makes sense, can put the smart lock on a side or rear entry to preserve the original front door hardware.

How much will lock work on my rental cost?

It depends on the hardware, whether you want rekeying or replacement, how many doors are involved, the hour, and the travel to Ojai. We do not post numbers online. We give you the price before work begins, once we have seen the door.

Do you cover Ojai-area properties outside the city, like Meiners Oaks or Upper Ojai?

Yes. We serve properties in Ojai and nearby areas including Meiners Oaks, Mira Monte, Oak View, the East End, and Upper Ojai. Give us the address when you call and we will confirm the visit.

Are you a licensed locksmith company?

California requires locksmith companies to hold a BSIS LCO license, and you should ask any locksmith for it before they work on your property. Ask us too. It is a fair question for anyone who will have access to your rental.

Can you manage locks for several rental properties?

Yes. We can work through multiple doors or properties in one visit, set up consistent key control, and keep a clear record of what was changed. Call (213) 577-1366 and describe what you manage so we can plan the work.
